#DEMODAY Phase II

Yes #demoday Phase II because like I mentioned we are basically building a new house. After the back was torn down and cleaned up a mini digger was brought in to build out our trenches where the new foundation was going to be poured. The existing slab of concrete where the breezeway and garage sat was kept since the new foot print was larger and it wasn't going to interfere (there was a small part of me that was going to miss the black & red tile floor). Also it was helpful that the team was working on that vs dirt and rock. Trenches were dug so concrete could be poured for the foundation and footers. During the design phase Matt and I went round and round on whether the new addition floor should be the same height as the existing or if we should do a sunken great room. There were benefits to each, mainly a sunken great room would allow for a higher ceiling height and potential for vaulted ceilings. We ultimately decided the entire first floor should be on the same walking plane. With young kids, the less steps the better. I also wanted to do the same floor type on the entire first floor so that would also allow for a seamless look and feel.

All of the brick had to be removed for the back facade of the house. Here again Matt and I thought some big old wrecking ball would be making its entrance but didn't happen again. The demo crew took down that brick just as they did all the nails and boards. The existing 2nd floor dormer also got its siding removed hence that large tarp hanging from the roof. That is where the 2nd floor bathroom is. 

This was also when we officially got kicked out by our contractor. 2nd weekend in November, so we lived "in" demo for a couple weeks. On to my parents house we went!

Once we were cleared out the demo of the interior began. Pretty much every single wall and ceiling was torn down to the studs except the walls on the front of the house and the staircase. Remember staircases are expensive to be moving around! What a mess this was, majority of the walls were drywall but when you got to that plaster.. yuck. We are replacing all of the windows so the ones in the back came down at this point too. The floors got ripped out except for the stairs and upstairs. The wood up there was in great shape and we would only have to patch up in a few areas so we planned to simply strip and refinish. Both bathrooms were completely torn out, floors here too.

The 2nd floor wasn't as large of a gut job as the first floor, main work was the bathroom demo and opening up the back exterior wall and roof line. The original flooring was gorgeous and in fantastic shape so we planned to strip and refinish. The stairs were the same gorgeous floor but I decided to carpet them for a number of reasons. The kids room being upstairs it will be safe for them going up and down and cushion for any accidental falls. It will also help with sound masking and overall add some softness to the look of the house.

Week 13: Bringing the Old into the New

Big transformations took place this week that has turned this house into a functioning home. To start off the hardwood floors have been refinished throughout the first floor and the quarter round has been set in place. These floors look absolutely amazing! Even though they had been covered with carpet for all this time there were still all kinds of character marks from the past 60+ years. Not to mention the mess we have made over the past 13 weeks of mud, paint, drywall, tile grout and who knows what else. They look brand spanking new and couldn't be more pleased with the end product so if you need a guy let me know.  Now that the floors are complete we can start the clean up phase, we have so been looking forward to this phase of the remodel. Well not really because typically people do not enjoy doing the deep cleaning like cleaning windows or baseboards but thankfully I married the world's greatest cleaner.  Seriously. Week 7: Getting So Close....

WEEK 7: Getting So Close.... The good news for this week of work is that we have walls... the bad news is they just aren't put up yet. All of the new material got delivered on Friday so Randy and his crew are set to start first thing Monday morning. YEAH!! They are scheduled to be done in a few days. SO take all of the mental pictures you can in your head because this will be the last time you get to see the house all torn up!  This week things have really started to come together and you can start to actually see somewhat of a house again. We have started to be able to remove of the 'junk' laying around the house, like tools, boxes, things we need during the demo phase. I always say an organized home is a happy home.   Stacks of 8' sheets   Stacks of 12' sheets I spent my time this week covering our hardwood floors with cardboard to keep them protected while the guys drywall. Week 2: Demo Begins

The framers are here! The framers are here! And boy were the fast. Lonnie and his team took two and a half days for this to happen. Never thought it would be that quick! They did a fantastic job and also learned that he has done work on a few other houses in the neighborhood. Apparently in the 50s and 60s Homerama took place here. Mud/Entry: The wall separating this room from the kitchen and dining room was removed, since it was load bearing we had to install a 14' LVL beam for the proper support. Some people do not like to have this installed when going for an open concept because your ceilings will not be one continuous plane. In our case we are leaving the parallel wall that separates the kitchen/dining and living room which is also load bearing so it is going to match up making it look as if the house was originally built that way.  Before   Before: The Beautiful Knotty Pine Room    After     After   They say people tend to leave things, like mementos
